The reason that we switched to a flat rate pricing system, uh, was, uh, actually had a lot to do with, um, the way that I had structured my original bid for the Tulsa Housing Authority.
[00:52] They wanted per room prices, they wanted per, per square foot prices. They had all these different ways of pricing stuff out. And so we did a bid that was different. I went, actually went out to onsite, went to every single one of their units and found that they had a majority of their floor plans were very similar. They had a three bedroom apartments and I think about two thirds of the Department or about half departments were, were the three bedrooms. They had about 25, 30 percent of them were um, the two bedroom apartments and about 10 to 15 percent of them were one bedroom apartments and they had a, just a couple, maybe 10 or 15 that were, um, were townhouses that had upstairs and downstairs. And so I went through each one of them, stepped them all off and found out that the, each of the floor plans throughout the whole building, we’re actually the same thing. carpet cleaning Tulsa
[01:41] I’d like for floor plans that they had. And so what we did is we went through and said, here, this is how much we will charge for each one of these units. And see if you could find anybody who will do that same unit for any cheaper than us. And so we actually changed their whole bidding process by just swiping up saying, look, no matter what the unit, instead of trying to guess how much it’s going to cost per unit, how much it’s going to, how much your expenditures will be for the year. You will know exactly if you’ve got to have 103 bedroom cleans, it’s always going to be this set amount every time. It’s just how much it will be. Because previously they were running a lot of trouble of trying to compare each service because they’d have somebody come out, they got the bid, they want it, and then they went out to do the cleaning and they kept charging them more than what these scheduled rate was about.
[02:24] Because they said, well these carpets are way dirty than what we bid on. And they said, well, it’s too bad. I mean that’s just what we got. And so they actually had quite a few people quit and just not do the do the work. And so we had to find a way to both give them one price that we could be a contract on, but also on a second part to be able to have a direct, um, accountability. So where we knew that we were going to get the right amount of money and could make a profit on what we were trying to do, carpet cleaning Tulsa since 1998, we created a flat rate pricing system just for them so that they could know, look, every time you come out here, this is what’s going to be. And it would help it help them budget.
[02:57] We always stayed way under budget. We always were able to maintain what it is, what we did for them on a consistent basis. And so that they were able to always get things, get accomplished what it was that they needed to get done within budget so they can keep all of their tenants happy. And this was also born out of the fact that I personally just don’t like changing prices. I’d like to know what it is I’m going to do, what I’m going to get paid before I do it, and that kind of comes from some of that installing background that we originally started with when we were doing the installation side of it too. [03:39] It was still just 100 yards of carpet. You got paid for that 100 yards you were going to do so that you didn’t sit down and have to upsell them on a whole bunch of extra special doodads and trick. It’s like, look, I will do a good seam if you pay me extra. Otherwise I’m going to do really junky seem or I’m going to Tuck it in if you pay me, I’m going to do the closets. No, it was all included you. You knew what the price was before he got there. So you knew the job you going to do and you knew the job you were being paid to do and we wanted that same type of feel in the carpet cleaning side too. And virtually everybody else didn’t do that. Everybody else came in and they would do a carpet cleaning, but they did their carpet cleaning in a way that I’m always relied on upsells to try to get you to do more. carpet cleaning Tulsa
[04:16] They want to add this extra cleaning product or if we had to scrub or if I spent longer, if your carpets are white or if um, we had to go up a pair of stairs to get to your place. Or if I’m, you know, if we, you know, every little extra thing or you want us to use clean water, dirty water. I mean, it just seemed like everything that they would do is always an upsell is always an upcharge to what the basic price was. So we wanted to give somebody a affair, a good price and be willing to go out there and get all of the accomplished. All of the work accomplished for the price that we had already agreed upon before we started carpet cleaned Tulsa in 1998. I believe that we are one of the only companies that are willing to do this type of pricing schedule.
[04:55] Um, and honestly, I love it. I think it makes it very easy for me on each job. I know exactly what I’m going to make and I know exactly how long it’s gonna take because I know what I’ve committed to do and it also helps every person that we do a job for so that they know what we’re going to do. They know in advance this is what’s going to happen, this is what we’re going to be getting done and this is what we can expect as the end result. And the flat rate pricing really I think drives that home. It helps people to have a sense of ease. It puts them at peace because they know they’re not going to get some really hard sales pitch at the end or at the beginning of the job trying to get you to do a whole bunch of extra job that you weren’t expecting or having to do.
[05:33] Um, it’s kind of like going to a car sales lot. You almost have to kind of prep yourself to know that you’re going to have to fight the person to try to keep the price that you originally agreed on. We’re just gonna let you out the price and I’m not even going to try to up sell you. You know, you, you know what you want to get done. If we do a fantastic job, knock it out of the park for us, you will have us back. And that is as much as much as we could ever ask it, that you would want to use this again. And if you want us to do additional work, you see that we do a great job with the first product. Then you will have us come back to do tile. You’ll have us come back to do your furniture or God is coming back to do some repairs and patching, and so that’s why we set up our flat rate pricing system.
